Holiday Village in Development at the shores of the Castelo de Bode lake

Originally the Aldeia do Almegue project was planned to become a large scale holiday village with 350 chalets situated at the slopes of the mountains facing the Castelo de Bode lake.
In the pre-face of the project the Municipality of Sertã allowed the company to build already a number of houses. All chalet designs are the property of the company and the chalets were delivered by Kontio in Finland.
The Portuguese Government decided finally differently and presently a smaller project in an area of about 20 hectares can be realized.
With 30 inhabitants per hectare about 100 3- bedroom villa's can be build (5 villas per hectare).
Although the first houses were build as chalets, villas in brick are allowed.
Next, there is a smaller project area with the old village of Almegue, presently in ruins, which can be rebuild in the old old Portuguese traditional style. With about 16 construction units, it can be a residential area or the social and commercial center for the whole project.
An unique project

It is an unique project as the new land use plan for the Castelo de Bode lake (POACB) does not allow more constructions than in the areas included in that plan and there are only a few. Almegue is the only sizable project in the north part of the Castelo de Bode lake.
The project area has two existing access roads to the lake where beach areas can be realized. Boats can be moored at the water front.
The surroundings of Aldeia do Almegue offer many cultural trips (e.g. Fatima, Tomar, and Coimbra). Lisbon and the Atlantic Coast (beaches at Figuera da Foz) are all reachable within one to two hours by good roads.
The chalets build so far
The chalets are built from massive wood. The wood materials are imported from Finland , from the second largest supplier of wood houses in that country.
In order to protect the extraordinary landscape of Aldeia do Almegue, the chalets are built on concrete pillar foundations along the wooded hill-sides above the lake.
The Chalets are well insulated with fully equipped bathrooms and kitchen, large partly covered terraces, a carport under the house and floor heating.
At the moment there are 3 basic types of chalets, ranging in size from 100 to 250 m2 meter, with 2 to 4 bedrooms, 1 to 2 bathrooms and constructed on land plots ranging from 600 to 2000 m2. All chalets are built to Portuguese regulations and permanent stay is allowed.
The use of wood as a natural construction material, the specific building method and the healthy and natural way of living with the possibility to use solar energy creates an optimal environmental friendly village.
In the meanwhile the Municipality provided already running water to the site and paved the two access roads to the village.

Price indication: 3.5 million euros
In principle Transes Holding SA in Luxembourg sells the project, but under certain conditions a majority participation of 70% in the project might be discussable.
In that case the project will be put into a new dedicated company. Local professional support for the project development is available.
