Originally the Aldeia do Almegue project was planned to
become a large scale holiday village with 350 chalets situated at the slopes of
the mountains facing the Castelo de Bode lake.

In the pre-face of the project the Municipality of Sertã
allowed the company to build a number of houses, which at the moment are 12
chalets owned by the company. All chalet designs are the property of the company
and the chalets were delivered by Kontio in Finland.
Although
the urbanization plan was approved the government refused to ratify the
urbanization plan resulting in the cancellation of the original project.
What is left is a project area of about 20 hectares where
with a population rate of 30 inhabitants per hectare about 100
houses can be build.
Also available is a smaller project area which is the old
village with old Portuguese traditional build houses in ruins, where about 15
housing units can be rebuild.

An unique project
It has become an unique place as the new land use plan for
the Castelo de Bode lake (POACB) does not allow other constructions than in the
areas included in that plan.
The project area itself has two easy access roads to the lake
where beach areas can be realized. Boats can be moored at the water front.
Transes International itself is not interested in building a
small project and therefore it has put the remaining project for sale.
First nucleus build in Aldeia do Almegue
The surroundings of
Aldeia do Almegue offer many cultural trips
(e.g. Fatima, Tomar, and
Coimbra).
Lisbon and the Atlantic Coast (beaches at Figuera
da Foz) are all
reachable within one to two hours by good roads.
The Chalets build
The chalets are built from massive wood.
The wood materials are imported from Finland, from the second largest supplier
of wood houses in that country. The chalets are built on a concrete pillar
foundation along the wooded hillsides to protect the landscape.
The Chalets are well insulated with fully
equipped bathrooms and kitchen, large partly covered terraces, a carport under
the house and floor heating
There are 3 basic types of chalets, ranging
in size from 100 to 250 m2 meter, with 2 to 4 bedrooms, 1 to 2
bathrooms and constructed on land plots ranging from 600 to 2000 m2. All
chalets are built to Portuguese regulations and permanent stay is allowed.
In the meanwhile the municipality provided
already running water to the site and paved one of the two access roads to the
village.
What is included
The project-for-sale includes all the present company lands
in Almegue, the remaining promised contracts for lands with various land owners,
the project and chalet designs.
Present houses will stay for the moment with the company
At the moment the company is not selling the already build
houses.
It
implies that the project is sold, but the already build houses will stay with
the company as long as needed.
The new owner can count of local support for the approval of
the remaining project.
Price negotiable
The price of the project will be negotiated with serious
investors/ project developers who have sufficient financial resources to buy and
continue the project.
